Hyde Park
Hyde Park is a name a London seller may use. The London Plan does not map a Hyde Park neighbourhood boundary, and no housing character for the name is published here.
These notes sit with London Sellers Realtor. The name is not a price.
A Main Street Place Type, not a boundary
In The London Plan, Our City policy 133, Hyde Park is a Main Street Place Type. It is in the separate Main Street Place Type list with Byron, Lambeth, Wortley Village, and others. It is not in the Old East Village, Richmond Row, and SoHo corridor group. Do not treat those two lists as the same policy.
Policy 131 describes Main Streets as cherished historical business areas and as focal points of neighbourhoods, with a mix of residential and commercial uses serving surrounding neighbourhoods. Historic Main Streets are to be protected from development that may undermine their character. That is a planning status for a street or corridor. It is not a neighbourhood boundary, and it is not a heritage designation.
The policies are in The London Plan.
The Business Improvement Area is a levy boundary, not the name
The City lists a Hyde Park Business Improvement Area. A BIA is an association of commercial and industrial property owners and tenants inside an approved boundary, funded by a levy on top of commercial or industrial property taxes. The City page does not publish that boundary. This page will not draw one.
A house is not in the BIA merely because someone calls the area Hyde Park. A commercial unit may be inside the boundary. A house near the name may not be. The name does not settle it.
What to ask before the name does any work
Ask whether the property is on the Main Street segment, or only near the name. Ask whether a commercial unit is inside the BIA. Ask which secondary plan, if any, CityMap shows. Get those answers from the City record.
Pricing still uses the four inputs on pricing a listing. This page prints no figure.
